Rob happened to be associated with the property, and he was there to greet us and show us the home. We liked his demeanor and style, particularly him not putting any pressure on the process at all. He asked great questions about what we're looking for and helped guide the thought process for approaching buying a place. After looking at several places with him, we decided to target Frankford Ave, near Fishtown, Northern Liberties, and Olde Kensington. We looked at many properties, including old construction, new construction, and a few condos. We eventually settled on a condo as being the right fit for us (vs. an attached brownstone) and started keeping an eye on the few condo building options in that area. Luckily, the building that quickly became our favorite had 2 units on the market, one within our price range. This place was perhaps the coolest, most specious place we'd ever seen and had all the elements we had been dreaming about for years. We eventually put in an offer, and the seller accepted! Throughout the process, Rob was really easy to work with. He was responsive over text and made sure we took time at the right intervals to talk through some of the more complicated aspects over the phone (e.g., the offer to contract process). He answered all of our questions and made sure we were clear on every single thing before we took any step forward. He also introduced us to vendors that made the rest of the process easy, including the mortgage lender we ended up choosing, as well as the home-inspection service we went with. Toward the end, there was an issue with an appliance in the condo. The night before closing, it was discovered that a previously-working appliance was in terrible shape and had been abandoned mid-cycle with water in it, resulting in a thick layer of slime and mold developing in it. With closing in under 12 hours, Rob sprang into action. To give context - our sales contract required broken appliances (anything different than the state it was in at the inspection) to be disclosed to the buyer no less than 5 days before closing. The seller was technically in breach of contract. If it ended up being a deal-breaker, we could have exited the negotiation process at that point. Though we didn't want to. We were committed to acting in good faith and keeping the process moving, accounting for the damaged appliance as a line item at closing. The seller came back wanting to delay closing for a week to assess the issue. Unfortunately, we didn't have the luxury of time being the end of the year and having to move out of our apartment in literally 2 weeks. We had already scheduled movers and wouldn't be able to reschedule in time. (Who knew the end of the year is a popular time to move!) Plus, we would have been out hundreds of dollars in lost deposits. Rob accomplished nothing short of a miracle. Literally 45 minutes before our scheduled closing, we had an escrow agreement in place that would guarantee reimbursement for repairs or replacement if the appliance was totaled (which it ended up being). It just needed to be looked at by a technician and the damages assessed, which we got done the same week. The seller agent did everything they could to hold up the reimbursement via escrow for the broken appliance, but Rob persevered and really came through. We're grateful for his support throughout that part of the process. We wholeheartedly recommend Rob to anyone looking to buy in the Philly area. He's been in the business a long time, knows the market, and had extremely valuable recommendations and advice for the entire process. **Also, this was all during the pandemic. Rob was extremely respectful of social distancing, mask-wearing, and overall sanitization. He was able to arrange all of the viewings so that the seller was not physically there. We also opened windows for airflow if we were going to be inside for more than just a couple minutes. Something that could have added an extra layer of stress ended up being really easy by working with Rob."
